An estate agent valuation is a marketing price, it is not regulated or insurance backed like a RICS Market Valuation. There is no formal process for estate agents undertaking valuations, which may lead to inacuracy.
There may be a perception of bias, where one party feels the agent may have been influenced in some way. What has the other party told the agent? Are they being honest about the situation? If something doesn't feel right, and you just can't put your finger on it, have an independent assessment.
Where children are involved it is important for everyone to have an accurate independent assessment of value. Maintaining good relations moving forward is best for all involved. An open independent assessment allows everyone to act fairly.
